Should We Offer Asking Price, Below Asking… or Above?

This may be the question I hear more than any other right now:


"What should we offer?"


And usually right behind it comes:


"Do we need to go over asking?"

"Can we try under asking?"

"What if we lose it?"


I get it.


Making an offer can feel exciting… strategic… and a little nerve-racking.


Because nobody wants to overpay.


And nobody wants to lose the right house by being too cautious.


The truth is… every home tells a different story.


Before we talk numbers, we look at:


  • Days on market

  • Showing activity

  • Comparable sales

  • Price reductions

  • Seller motivation

  • Neighborhood demand


Sometimes asking price is exactly right.


Sometimes under asking makes sense.


And sometimes offering above asking is what helps you win.


Because the strongest offer isn’t always the highest offer.


It’s the offer that protects you… while still giving you a real shot at the house.
