This is one of the most emotional decisions sellers make.
"Do we buy first… or sell first?"
And honestly?
Both can work. I know it seems like both can be challenging, each scenario has it's own risks or challenges.

Selling first can mean:
More financial clarity
Stronger negotiating power
Less risk
But also:
Temporary housing
Short-term inconvenience
The biggest question I get when moving through this scenario is "where will I move if I can't find a house and my home has already sold?" That is a legitimiate question that involves a situational answer that's designed for each familly. Sometimes the answer involves a longer close, sometimes it means living with family members, other times it means putting your belongings in a storage unit. There are a few options when it comes to working out this process.
Buying first can mean:
Smoother transition
Less moving stress
But also:
Carrying two payments
Financing complexity
The biggest question I get when moving through this scenario is "when will my home sell?" That is also a legitimiate question that involves a situational answer that's designed for the pace that you want the home sold. Sometimes the answer involves stragetic pricing, sometimes it means allowing the home to be on the market for proper marketing, other times it means staging your home so that it appeals to many buyers. There are a few options when it comes to working out this process.
The right answer depends on:
Your equity
Your comfort with risk
Inventory in your target area
Your financing options
This isn’t just a real estate decision.
It’s a life decision.
And it deserves a strategy—not a guess.
