Selling a Home in Willoughby? Plan Ahead for Your Point of Sale Inspection

When you’re getting ready to sell, it’s easy to focus on the things buyers will notice first: fresh paint, tidy rooms, and a welcoming front entrance. But preparing your Willoughby home for the market also means making room on your calendar for the city’s point-of-sale inspection.
My advice? Bring this into the conversation early. It’s much easier to plan your next move when you know what needs to happen along the way.
How Do You Schedule a Willoughby Point-of-Sale Inspection?
Willoughby’s process involves coordinating with both the Service Department and the Fire Department.
The city directs homeowners to call 440-953-4111 to arrange the point-of-sale inspection and 440-953-4344 to schedule the smoke and carbon monoxide alarm checks. Payment must be arranged before the Service Department inspection can be scheduled, and someone needs to be present at the property.
The city currently lists house inspections on Thursdays and condominium inspections on Fridays. Confirm availability when you call, especially if you already have a closing date in mind.
What Does the Inspection Cost?
Willoughby lists a $75 base charge, which includes the smoke detector inspection. Additional charges apply to property features such as sidewalks, underground downspout connections, driveway and yard drains, sump pumps, and sanitary flush tests.
That means $75 should be treated as the starting amount rather than the total for every home. Ask the Service Department which charges apply to your property before budgeting.
Check Your Smoke and Carbon Monoxide Alarms
Before the fire safety appointment, take a look at your alarms.
Willoughby’s Fire Department specifies a working smoke alarm on every level and in every bedroom. It also requires one working carbon monoxide alarm, which may be on any level. The department lists an exception to the carbon monoxide requirement for an all-electric home.
Checking these items ahead of time gives you an opportunity to ask questions and address missing or nonworking alarms before the appointment.
Leave Room for Follow-Up
I recommend discussing the inspection timeline as you prepare to list. Scheduling early gives you more room to review the results, obtain estimates if needed, and coordinate any follow-up with the city.
If an issue is identified, ask the appropriate department what must happen next and what documentation is needed for your sale. Bring that information to your REALTOR® and title company so everyone can work from the same plan.
A Little Preparation Can Make the Move Feel More Manageable
You don’t need to have every answer before deciding to sell. You do need a clear plan and someone helping you keep track of the next steps.
If you’re thinking about selling your Willoughby home, I’d love to help you prepare—from understanding the point-of-sale process to getting your home ready for buyers.
