Is an Older Roof, HVAC, or Foundation Issue a Reason to Walk Away?

There’s a moment during inspections when buyers suddenly go from excited… to nervous.

The report comes back.

And words like roof age, foundation cracks, or older furnace jump off the page.

That’s usually when the questions start.

"Is this a deal breaker?" 

"Are we buying someone else’s problem?" 

"Should we walk away?"

First… not every older system is bad.

I’ve seen 20-year-old furnaces running beautifully.

And I’ve seen newer systems already needing repairs.

What matters is understanding:

• Age

• Maintenance history

• Remaining life expectancy

• Safety concerns

• Replacement cost

Some issues may simply require planning.

Others may require renegotiation.

And yes… occasionally walking away is the smartest move.

The goal isn’t finding a perfect house.

It’s understanding the one you’re buying.
