A home isn’t worth what Zillow says.
And it’s not necessarily worth what the seller listed it for either.

I can almost hear the questions:
"Why is this house priced higher than the one down the street?"
"This one looks smaller—why does it cost more?"
"How do we know we’re not overpaying?"

The truth is, home value is part math… and part market behavior.
Square footage matters.
Bedrooms matter.
Bathrooms matter.
But so do things buyers don’t always think about:
A premium lot
A finished basement
A newer roof
Updated mechanicals
A walkable neighborhood
School district demand
Privacy
Natural light
And yes… sometimes even timing.
Two nearly identical homes can sell for very different prices depending on inventory and buyer demand.
